Question: I live in a converted flat (2 flats sharing a communal entrance in a former house). I want to change me existing draughty wooden front door to something warmer and properly fitted. What options do I have in order to comply with fire / building regs please?
If it’s the front door to the main building fire regs don’t apply ( as far as I am aware) If it’s a front door to your flat it should be a FD30 fire door with door closer and inset smoke seals etc. Thanks. Colin.
A solid fire door, normally 45mm thick. With intumescent strips routed into the top and both sides of the door, 25mm thick door stops fitted around the door frame, drop down draft excluder fitted to the bottom of the door and a top door closer. Will be what’s required to bring the door to fire regs. And keep out any draft from outside, hope this helps.
Already answered correctly. Must be fire rated and installed correctly or it will void the door and compromise the fire safety element, this also includes the door liner which people funnily forget about a lot.
Lots of options depending upon location and type of door you would like. If its the main exterior front door then fire regs don’t apply. If its the door to your flat from the communal area then fire and cold smoke regs do apply. This doesn’t necessarily mean that you have to have a boring flush door. There are many attractive options and some are/can be glazed if preferred.
