What kind of tradesperson should I start with for the renovation? E.g 1. Clearance 2. Painting 3. floorong 4. Kitchen/bathroom etc. Would the tradesperson communicate each other to take over the next step if i do not hire the project manager/ contractor? Thanks everyone!
I would suggest getting someone to project manage or a builder to take care of the whole job. Trades are generally to quick to blame each other if something doesn’t go to plan or saying not my job that’s the other trades responsibility ect…
Generally work upstairs before downstairs - bathroom before kitchen. You don’t want to be working with water over the top of a new kitchen. (Quite often the bathroom is above the kitchen)
painting last. Get tradespeople who play well with others as not all do! Preferably one company who will use colleagues for skill sets they don’t have and to project manage too and take overall responsibility. We do it all the time
I always would recommend speaking to a few of the trades you need and get a good idea of who you would like working on your property. Normally they may have other trades who they normally work with or recommend and can work around each other. If they are missing a few trades you may have to micro manage the others but it may save on costs of hiring a project manager. This may come with some downfalls as you would be responsible for making sure all trades are in and working well
on their given day and May be a bit much if the project is a large one.
I would recommend 100% you either project manage it yourself (if you feel confident too & understand the sequence of events that need prioritising)
if not then hire someone!!
I’ve just taken over a project where no project manager was present & client allowed the trades to lead.
however a lot of trust was given, poor standards of work - huge mess & massive bills ….. everything needs re doing!
its worth doing research & checking out previously completed jobs.
a project managed well can produce fantastic work………
a project not managed can leave in financial ruin!!
